TenantsThe following is a list of what needs to be submitted to the Agent prior to taking possession of any unit. The Agent will fill out and provide all of the necessary documentation when a prospective tenant has found a new space to live in.
Rental Application An application form will be completed by every prospective tenant. The application form requires personal references, credit references, as well as as an emergency contact to be considered by the Agent for occupancy of a unit. Lease Agreement The lease that will be signed is a generic, standard, long form lease that outlines the responsibilities of both the Landlord and the tenant.This lease will be signed by the Agent and the tenants. Both the Landlord and tenants will receive a copy of the lease agreement. Guarantor Form Every prospective tenant will need a parents or relative to sign a guarantor form. The guarantor will be liable for any missed payments, charges, damage etc. if the tenant is not co-operative. Schedule A, Schedule B, Addendum Schedule A states that each tenant will provide postdated cheques to the Agent. Schedule B outlines the costs of labour and materials if there is any damage to the unit. The addendum is a list of amendments to the lease that the tenant agrees upon. Entry Cost A tenant will be expected to submit the last months rent paid in cash on the day that the lease is signed. Each tenant will receive a receipt for their deposit. |
